In most markets a house is distinctive because of its layout. In Lakewood Ranch it usually is not: across Greenbrook, Lorraine Lakes, Esplanade, and Del Webb, the same handful of plans repeat, and a buyer may see two of yours in an afternoon.

When the buyer just came from a model home

Builder models are professionally merchandised, freshly painted, and empty of anyone's life. That is the standard your resale is being measured against, whether or not the comparison is fair.

Meeting it does not require a renovation. It requires the things a model does well: consistent lighting, current colour, furniture at the right scale for the volume, and every room committing to an obvious purpose.

Tall rooms and the flex space problem

Two issues come up in almost every Lakewood Ranch home we stage.

  • Volume. High ceilings swallow standard furniture — low, wide seating groups and tall window treatments are what make the room read as generous rather than empty.
  • The flex room. An unlabelled bonus space is a wasted room in a buyer's mind. Give it one job — office, guest room, den — and the plan suddenly makes sense.
  • Repetition. If your neighbour's identical plan is also listed, the photographs are the only thing distinguishing them.
  • The lanai. Left empty it reads as unfinished; staged it counts as another room, which matters when square footage is otherwise identical.

Access, gates, and scheduling

Most villages here require the vendor registered at the gate before the day, and several have delivery windows. We arrange that as part of scheduling — but it does mean install dates need a little more notice than in an ungated market.

How much does home staging cost in Sarasota?

Most vacant staging projects on the Suncoast run from around $2,000 for a focused, few-room package up to $6,000+ for a large or luxury home, billed as an initial design-and-install fee plus a monthly rental period. Occupied staging that uses what you already own costs considerably less. Every quote follows a walkthrough — we do not price a home we have not seen.

What is the difference between vacant and occupied staging?

Vacant staging means we bring in all the furniture, art, and accessories for an empty home. Occupied staging means you are still living there and we edit, rearrange, and supplement what you already own. Vacant is a full installation; occupied is closer to a professional restyle.

How quickly can you stage my listing?

Once we have walked the property and agreed on scope, a typical vacant staging is installed within one to two weeks, depending on inventory and access. If you are working against a photography date, tell us at the first call and we will tell you honestly whether we can hit it.

My neighbour has the same floor plan listed. Does staging actually help?

That is the clearest case for it we see. When the plans are identical, the photographs are the only thing a buyer can use to tell the two apart, and an empty or dated interior loses that comparison before anyone books a showing.

Buyers keep comparing my home to the builder models. What can I do?

Match what models do well rather than what they cost. Consistent bulb temperature, current wall colour, correctly scaled furniture, a purpose for every room, and a staged lanai will close most of the perceived gap without any construction.

Do you need gate access arranged in advance?

Yes, in most Lakewood Ranch villages. We handle the vendor registration during scheduling, but it is the reason install dates here need a few days more notice than in Bradenton or Palmetto.
