St. Pete sells differently from the rest of our territory. The homes are older and smaller — bungalows in Historic Kenwood, Craftsman houses in the Old Northeast, mid-century blocks further out — and the buyers are younger and more urban.
Preparation budgets are usually tighter here too, which is genuinely good news: in a smaller house, the cheap interventions are the ones that move the needle most.
Small rooms, old doorways, real constraints
A 1925 bungalow will not accept a standard sectional, and finding that out on install day is expensive. In the historic districts we measure doorways, stairwells, and turns before anything is ordered, and we size the plan to what can physically get through the front door.
That constraint is also an advantage. Correctly scaled furniture makes a small room read as intentional rather than cramped, and it is the single most common thing missing from the listings we are asked to compete with.
Where a tight budget goes furthest
In a smaller home the ratio changes: the free and cheap moves carry a much larger share of the result.
- Paint, because the wall area is small enough that a whole-house repaint is genuinely affordable here.
- Lighting, because original ceiling fixtures in these houses are usually the reason a room photographs flat.
- Editing, because square footage is the thing being sold and clutter reads as lost space.
- One correctly sized rug per room, which does more for perceived scale than any piece of furniture.
Character is the asset — do not neutralise it
Buyers choosing Kenwood or the Old Northeast are choosing character. Original floors, arched openings, and built-ins are the reason they are looking at all, so staging here is about clearing the way to those features rather than covering them with a neutral scheme.

How much does home staging cost in Sarasota?
Most vacant staging projects on the Suncoast run from around $2,000 for a focused, few-room package up to $6,000+ for a large or luxury home, billed as an initial design-and-install fee plus a monthly rental period. Occupied staging that uses what you already own costs considerably less. Every quote follows a walkthrough — we do not price a home we have not seen.
Is home staging actually worth the money?
Staging is one of the few pre-listing costs that changes how a buyer feels in the first thirty seconds, and it usually costs a fraction of a single price reduction. We cannot promise a specific sale price or timeline — nobody honestly can — but staged homes photograph better, show better, and give agents more to work with.
What is the first step?

Will your furniture fit a historic St. Pete bungalow?
It will, because we size it to the house rather than the other way round. We measure doorways, hallway turns, and stairwells at the walkthrough — a standard sectional simply will not enter most of these homes, and we plan for that in advance.
What is worth doing on a small budget in St. Pete?
Paint, lighting, and editing, in that order. In a smaller home the wall area is modest enough that a full repaint is affordable, and replacing mixed bulbs with one colour temperature costs almost nothing and changes every photograph.
Should I neutralise the original character?
No. Buyers looking in Kenwood or the Old Northeast are there for the character. Our job is to clear sightlines to the original details rather than paper over them.
