A rental has to do two jobs a family home never does: win the click on a crowded listing page, and survive a new set of guests every single week. Those two demands pull against each other constantly.

We set up whole properties — furniture, mattresses and linens, kitchen and bath supplies, art, lighting, and the styling that makes the photographs work — specified so it still looks right in month eighteen.

What goes in before anything decorative

The order matters. These are what reviews get written about, so they are specified first and the styling is built on top of them.

  • Keyless entry, with a backup code that works when the wifi does not.
  • Wifi that handles two people on video calls, with the password framed somewhere obvious.
  • Blackout blinds in every bedroom — Florida light is one of the most common complaints in rental reviews.
  • Hangers, luggage space, and an outlet beside each bed.
  • Beach chairs, towels, and a cooler. On this coast guests treat those as expected, not as a bonus.

Where the rules differ by city

Short-term rental regulation on the Suncoast is genuinely local. Anna Maria Island, Bradenton Beach, unincorporated Manatee County, the City of Sarasota, and St. Petersburg each treat minimum stays, registration, and parking differently, and condo associations add their own layer on top.

We are designers rather than your attorney, so we will not advise you on compliance — but we do design around the constraints you are under, including delivery windows, elevator bookings, and island access.
