What goes in before anything decorative
The order matters. These are what reviews get written about, so they are specified first and the styling is built on top of them.

- Wifi that handles two people on video calls, with the password framed somewhere obvious.
- Blackout blinds in every bedroom — Florida light is one of the most common complaints in rental reviews.

- Beach chairs, towels, and a cooler. On this coast guests treat those as expected, not as a bonus.
Where the rules differ by city
Short-term rental regulation on the Suncoast is genuinely local. Anna Maria Island, Bradenton Beach, unincorporated Manatee County, the City of Sarasota, and St. Petersburg each treat minimum stays, registration, and parking differently, and condo associations add their own layer on top.
