It usually does, in person. We show them the listing photos next to a staged comparable, because that is the version buyers are actually shopping.

You need it installed before Thursday's shoot

Tell us the photography date at the first call rather than the install date. We will tell you honestly whether we can hit it — including during season, when everyone is booked.

The seller is price-sensitive

There is a version of this at almost every budget: a full vacant install, a partial stage of the rooms that carry the photos, or a consultation where they do the work and we direct it.

How we work with your listing

The process is built so that you stay in control of the client relationship and we stay out of the way.

  • We walk the property with you or on your behalf, and send a written scope the same week.
  • Your seller receives one proposal with one number, not a moving estimate.
  • Install is scheduled backwards from your photography date, not forwards from ours.
  • You get the install-day confirmation and the de-stage date in writing.
  • If we cannot hit your timeline, we say so before you promise it to the seller.

The listing-presentation version

If you want staging in your pitch deck, the honest framing is a comparison rather than a promise. Staging costs a fraction of the first price reduction most sellers eventually make, and it changes the asset every buyer sees first — the photographs.

We are happy to supply recent before-and-after imagery from homes in your market for that conversation. What we will not supply is a guaranteed number, because it does not exist.

How quickly can you stage my listing?

Once we have walked the property and agreed on scope, a typical vacant staging is installed within one to two weeks, depending on inventory and access. If you are working against a photography date, tell us at the first call and we will tell you honestly whether we can hit it.

How much does home staging cost in Sarasota?

Most vacant staging projects on the Suncoast run from around $2,000 for a focused, few-room package up to $6,000+ for a large or luxury home, billed as an initial design-and-install fee plus a monthly rental period. Occupied staging that uses what you already own costs considerably less. Every quote follows a walkthrough — we do not price a home we have not seen.

How does staging compare with just reducing the price?

A staging investment on a Suncoast listing usually costs a fraction of the first price reduction most sellers end up making. We cannot promise a particular outcome, but the two are not the same kind of spend: one changes how the home is perceived, the other only changes the number.

What is the difference between vacant and occupied staging?

Vacant staging means we bring in all the furniture, art, and accessories for an empty home. Occupied staging means you are still living there and we edit, rearrange, and supplement what you already own. Vacant is a full installation; occupied is closer to a professional restyle.

Who moves and installs the furniture?

We do. Our team handles delivery, placement, styling, and the removal at the end. You are not asked to lift anything or to be on site for install day if that is easier.
