Venice sells to a specific buyer: often retired or close to it, frequently downsizing, and comparing your home against the volume of new construction coming out of Wellen Park. That comparison sets their expectation of what finished looks like.
It also means most of our Venice work is occupied rather than vacant. People are still living in the house, often surrounded by decades of belongings, and the job is as much editing as it is design.
Selling a home you have lived in for twenty years
Occupied staging is a delicate job, and we treat it that way. Nothing goes into storage unless you choose it, and the aim is not to make the house look like nobody lives there — it is to let a buyer imagine themselves in it.
In practice that is mostly subtraction: personal photographs, half the contents of the closets, and the third seating piece in a crowded room. Almost every Venice house we walk into needs less rather than more.
Competing with Wellen Park
A new home at Wellen Park arrives with current finishes, a warranty, and incentives. What it does not have is a mature street, an established island location, or the light of a house that has been positioned on its lot for decades.
- Lead with what new construction cannot offer: trees, location, and a lot that is already finished.
- Neutralise anything that dates the house hard — wallpaper borders, heavy drapery, and mixed bulb temperatures do more damage than an older kitchen.
- Show the outdoor space in use. Buyers here are picturing the lanai more than the living room.
- Keep pathways generous. This buyer notices circulation in a way a thirty-year-old buyer does not.

What is the difference between vacant and occupied staging?
Vacant staging means we bring in all the furniture, art, and accessories for an empty home. Occupied staging means you are still living there and we edit, rearrange, and supplement what you already own. Vacant is a full installation; occupied is closer to a professional restyle.
How much does home staging cost in Sarasota?
Most vacant staging projects on the Suncoast run from around $2,000 for a focused, few-room package up to $6,000+ for a large or luxury home, billed as an initial design-and-install fee plus a monthly rental period. Occupied staging that uses what you already own costs considerably less. Every quote follows a walkthrough — we do not price a home we have not seen.

We are still living in the house. Can you stage around us?
Yes — most of our Venice work is exactly that. We edit and restyle what you already own, add the pieces that are missing, and leave you a short reset routine for the ten minutes before a showing.
Buyers keep choosing new homes at Wellen Park. How do we compete?
By leading with what a new build cannot offer — mature landscaping, an established location, and a finished lot — and by removing the things that make an older home read as dated. That is usually paint, lighting, and window treatments rather than a kitchen.
Do you work in the 55+ communities?
Regularly. They almost all have vendor hours and approved delivery windows, which we book as part of scheduling. It is the main reason we ask for the community name at the first call.
