You are selling a house you have lived in, and everyone has an opinion about what to do first. Paint it. Replace the floors. Drop the price. Most of that advice is expensive and some of it is wrong for your specific house.
What we do is narrow it down. One walkthrough tells us which rooms will carry the listing photographs, what a buyer will register in the first thirty seconds, and where your preparation budget is about to be wasted.

The house is empty and photographs cold
Buyers cannot judge scale in an empty room — they consistently guess smaller than reality. Vacant staging gives every room a purpose and a size reference, which is what the listing photos need.
You are still living there
Occupied staging works with what you already own. We edit, rearrange, and bring in the missing pieces, and we leave you a short reset routine for the ten minutes before a showing.
It has been on the market and gone quiet
Relisting with the same photographs rarely changes anything. Restaging and reshooting gives your agent a genuine reason to put it back in front of the same buyer pool.
You do not know what is worth fixing
That is what the pre-listing assessment is for. We walk the house and tell you plainly what buyers will notice, what inspectors will flag, and what to leave alone.
Where a seller's budget actually goes
Preparation money gets spent in the wrong order more often than it gets spent in the wrong amount. The sequence below holds up on almost every Suncoast listing we work on, and it is deliberately unglamorous.
- Clutter and deferred maintenance first. Nothing else you do survives a house that reads as neglected.
- Paint second, and only after repairs are finished, or you will be painting twice.
- Lighting third. Matching bulb temperatures across a room is the cheapest visible upgrade there is.
- Staging fourth, because it is the layer that photographs — and photographs are what buyers shop.
- Big-ticket replacement last, and usually not at all. Buyers rarely pay you back for a new kitchen you chose for them.
What we will not tell you
We will not promise a number. Nobody can honestly say what a house will sell for or how fast, and any stager who does is selling you something other than staging.
What we can say is narrower and more useful: staged homes photograph better, show better, and give your agent more to work with. Whether that turns into a faster sale depends on price, condition, and a market none of us controls.

Most vacant staging projects on the Suncoast run from around $2,000 for a focused, few-room package up to $6,000+ for a large or luxury home, billed as an initial design-and-install fee plus a monthly rental period. Occupied staging that uses what you already own costs considerably less. Every quote follows a walkthrough — we do not price a home we have not seen.
Is home staging actually worth the money?
Staging is one of the few pre-listing costs that changes how a buyer feels in the first thirty seconds, and it usually costs a fraction of a single price reduction. We cannot promise a specific sale price or timeline — nobody honestly can — but staged homes photograph better, show better, and give agents more to work with.
What is the difference between vacant and occupied staging?
Vacant staging means we bring in all the furniture, art, and accessories for an empty home. Occupied staging means you are still living there and we edit, rearrange, and supplement what you already own. Vacant is a full installation; occupied is closer to a professional restyle.
How quickly can you stage my listing?
Once we have walked the property and agreed on scope, a typical vacant staging is installed within one to two weeks, depending on inventory and access. If you are working against a photography date, tell us at the first call and we will tell you honestly whether we can hit it.
How long do I keep the staging furniture?
The initial rental period is normally 30 to 60 days, and it extends month to month after that if the home is still on the market. There is no penalty for selling quickly — you are simply not charged for months you do not use.
How does staging compare with just reducing the price?
