Do you work with realtors?
Constantly — a large share of our staging comes through listing agents, and several send us every vacant property they take on. We can present directly to your seller, work from your timeline, and keep you copied on everything.
What services does Purposely Placed offer?
Home staging for vacant and occupied listings, interior design and decorating for homeowners who are staying put, vacation rental and Airbnb setup, pre-listing home assessments, and paint colour consultations. The same studio handles all of it, so the person who quotes your project is the person who designs it.
Who will I actually be working with?
Betsy Mincey, the owner, runs every project personally — she does the walkthrough, builds the design, and is on site for the install with her team. You are not handed off to a rotating account manager.

Vacant, occupied, and what staging actually changes.
Can we keep living in the house while it is staged?
Yes — that is exactly what occupied staging is for. The design has to survive daily life, so we keep pathways clear and put the fragile styling in places nobody uses every day. We will also give you a short reset checklist for the ten minutes before a showing.
Do you have to stage every room?
No, and on most listings you should not. Buyers form their impression in the rooms that carry the photographs — the main living space, the kitchen, the primary bedroom, and the outdoor living area. Secondary bedrooms often need nothing more than a bed and a lamp so the room reads as usable.
Is home staging actually worth the money?
Staging is one of the few pre-listing costs that changes how a buyer feels in the first thirty seconds, and it usually costs a fraction of a single price reduction. We cannot promise a specific sale price or timeline — nobody honestly can — but staged homes photograph better, show better, and give agents more to work with.
What happens to my own furniture?
In an occupied staging we work with it — editing, rearranging, and supplementing where a piece is the wrong scale. In a vacant staging the house is already empty, so nothing of yours is involved. We never move your belongings into storage as part of the job; that is a separate service you arrange.
What is the difference between vacant and occupied staging?
Vacant staging means we bring in all the furniture, art, and accessories for an empty home. Occupied staging means you are still living there and we edit, rearrange, and supplement what you already own. Vacant is a full installation; occupied is closer to a professional restyle.

Can you help if I am not selling my house?
Yes, and it is a large part of what we do. Interior design and decorating for people staying in their homes runs from a single room refresh to a whole-house furniture plan, working with the pieces you want to keep.
Do I have to replace everything I own?
No. Most projects keep more than the homeowner expects. Tell us what you love or cannot part with and we design around it — the pieces we replace are usually the ones that are the wrong scale for the room rather than the wrong style.
Do you do paint colour consultations on their own?
Yes. A colour consultation is a standalone visit where we walk the house, look at how your light actually behaves through the day, and leave you with specific paint selections. It is the cheapest way to buy back a room that has never felt right.
How long does an interior design project take?
A single-room refresh using available pieces can be finished in a few weeks. A whole-house furniture plan is usually a few months, because custom upholstery and case goods carry real lead times. We give you the schedule with the proposal so you are not guessing.
Vacation rentals

Do you set up vacation rentals and Airbnbs?
We do — full turnkey setup including furniture, kitchen and bath supplies, linens, art, and the styling details that make a listing photograph well. Hosts usually come to us because their booking photos are not competing with the newer listings nearby.
How many photos does a rental listing need?
Enough to show every room a guest will use, plus one strong lead image that earns the click. In practice that is usually twenty to thirty photographs. The order matters as much as the count — the first three decide whether anyone scrolls.
What is included in a turnkey vacation rental setup?
Furniture, mattresses and linens, kitchen and bath supplies, art, lighting, and the styling details that photograph well — set up and ready for the first guest. We build to a per-property budget and hand over an inventory list so restocking is straightforward.

What it costs and how long you keep the furniture.
Do you charge for the first consultation?
The initial phone conversation is free. The on-site walkthrough is where the real work starts, so for design and colour projects it is a paid consultation; for staging it is typically folded into the project if you move ahead. We tell you which applies before we book anything.
How does staging compare with just reducing the price?
A staging investment on a Suncoast listing usually costs a fraction of the first price reduction most sellers end up making. We cannot promise a particular outcome, but the two are not the same kind of spend: one changes how the home is perceived, the other only changes the number.
How long do I keep the staging furniture?
The initial rental period is normally 30 to 60 days, and it extends month to month after that if the home is still on the market. There is no penalty for selling quickly — you are simply not charged for months you do not use.
How much does home staging cost in Sarasota?
Most vacant staging projects on the Suncoast run from around $2,000 for a focused, few-room package up to $6,000+ for a large or luxury home, billed as an initial design-and-install fee plus a monthly rental period. Occupied staging that uses what you already own costs considerably less. Every quote follows a walkthrough — we do not price a home we have not seen.

How quickly can you stage my listing?
Once we have walked the property and agreed on scope, a typical vacant staging is installed within one to two weeks, depending on inventory and access. If you are working against a photography date, tell us at the first call and we will tell you honestly whether we can hit it.
What if the house sells before the rental period ends?
Nothing bad happens. The initial period is already paid; after that you simply stop being charged. Give us a closing date and we schedule the de-stage around your movers.
What is the first step?
Send us a note with your address, timeline, and a few photos. Betsy will come back to arrange a walkthrough, and after that you receive a written proposal with scope and pricing. There is no charge for the conversation.
Who moves and installs the furniture?
We do. Our team handles delivery, placement, styling, and the removal at the end. You are not asked to lift anything or to be on site for install day if that is easier.

Do you work on the barrier islands?
Yes — Siesta Key, Longboat Key, and Anna Maria Island are regular territory for us, including the access and delivery-window rules that come with island properties. Tell us the address and we will flag anything that affects scheduling.

Sarasota, Bradenton, Lakewood Ranch, Venice, Siesta Key, Longboat Key, Anna Maria Island, St. Petersburg, and the surrounding Florida Suncoast. If you are just outside that list, ask — we travel for the right project.
